Terms & Conditions (Wise Residential)
Wise Residential, LLC provides general home repair, routine maintenance, water-filtration installations (whole-home and under-sink), targeted single-room renovations and upgrades (kitchens & baths), and minor mold remediation/repair.
Why these terms matter: they set expectations, define responsibilities, and outline insurance/coverage limits so we avoid surprises and protect both of us while the work gets done.
Estimates, Pricing & Payment
- 
Estimates are good for 30 days unless noted.
 - 
Service Visit minimum: $140.00 covers the first 1 hour 20 minutes on site. Time beyond that is billed at $99/hour (in 15-minute increments).
 - 
Transparent pricing: Card payments are charged at the posted price. Cash/ACH receives a 3% discount.
 - 
A deposit may be required for special-order materials or larger scopes.
 - 
Payment is due at completion unless we agree otherwise in writing.
 - 
Change orders: Approved change orders are invoiced and due under the same terms as the original invoice unless otherwise stated.
 - 
Past-due balances (10+ days) may incur a late fee and a hold on future work.
 
Scope Changes & Concealed Conditions
The estimate is limited to the specified scope. If conditions differ from those reasonably visible at the time of estimating, or if additional work is requested, I will provide written pricing for the change(s) and a revised invoice (change order). No additional work will proceed until the revised invoice is agreed to in writing.
Access & Customer Responsibilities

Provide safe, clear access to the work area; keep pets and children out of active work zones.
 - 
Identify known hazards (asbestos, lead paint, active leaks, live electrical, etc.) and show me water/gas/electrical shutoffs.
 - 
Filtration installs: Confirm the plumbing is serviceable and the workspace is clear of obstacles and debris, with safe access to shutoffs, panels, and the installation area. If you can’t clear the space, I can handle it on site for an additional charge.
 
Materials, Owner-Supplied Items & Warranties
- 
I use trade-standard methods and materials. Manufacturer warranties pass through to you; I’m not responsible for manufacturer defects, lead times, or shipping delays.
 - 
Workmanship warranty: 1 year on labor for the specific repair/installation performed. Excludes normal wear, misuse, neglect, owner-supplied parts, and acts of nature.
 - 
Owner-supplied materials: I’ll install them if suitable, but they’re at owner risk and are not covered by my workmanship/material warranties.
 
Photos & Documentation
I may take before/after photos to document the job. Non-identifying images may be used in portfolios/marketing unless you ask me not to in writing.
Safety & Work I Don’t Do
I follow standard safety practices and applicable codes. I don’t perform work that violates code, requires specialty licensing I don’t hold, involves asbestos/lead abatement, open-roof operations during active precipitation, or other high-risk/excluded activities. I don’t pull permits unless specifically included in the estimate.
Mold / “Fungi or Bacteria” Notice
I perform minor mold remediation and cleaning. My general liability policy contains industry-standard exclusions for losses arising from “fungi” (including mold/mildew) or bacteria, including testing, monitoring, cleanup, or remediation. I can’t assume liability for mold-related bodily injury, property damage, or related costs. By authorizing mold-related work, you acknowledge this limitation.
Professional Services
My services are hands-on contractor services. I don’t provide architectural/engineering design or professional consulting, and I don’t assume liability for professional advice outside the scope of my trade work.
Subcontractors
When a task requires a licensed trade (e.g., above-basic electrical, gas line work, or complex HVAC), I may engage a licensed and insured specialist—for example, a certified electrician for panel or circuit work. I coordinate scheduling and quality, and no subcontracted work proceeds without your written approval of the scope and cost.
Property Protection & Limitations
Purpose: To spell out what I protect and what my insurance doesn’t, so we can prevent misunderstandings, price surprises, and coverage disputes before work starts.
I take reasonable steps to protect your home (covers, floor protection, dust control) and I’ll flag risks as I see them. Please note these industry-standard limits:
- 
Active work (“that particular part”).
Damage to the exact item I’m actively repairing or replacing is typically not covered by general liability insurance.
Example: While removing an old shutoff valve, the valve body cracks and leaks. The valve itself is the “particular part.” - 
Your work / your product.
Insurance usually doesn’t pay to redo my completed work or replace materials I installed if the issue is limited to that work or product.
Example: A backsplash I just installed has grout haze that needs rework; the fix is a workmanship issue, not an insurance claim. - 
Excluded causes.
Losses tied to excluded risks (e.g., fungi/mold/bacteria, pollution) and professional services are outside coverage.
Example: Opening a wall reveals active mold; any testing/cleanup, delays, or related health/property claims aren’t covered under general liability. - 
Fragile/aging components.
Older/brittle parts can fail during removal even with careful techniques; that risk isn’t automatically covered.
Example: A 20-year-old ceramic tile hairline-cracks when a countertop is lifted off—common with aged, rigid finishes. - 
Owner responsibilities.
Please relocate fragile or high-value items near the work area. If you need help moving or clearing items, I can do so for an additional fee.
Example: Clear the sink base before a filter install. If the cabinet is full and I need to empty it, I’ll add a small site-prep charge. 
What’s typically covered vs. not (fast reference)
- 
Typically covered: I drop a tool and chip a tile outside the work area; I scuff a table carrying equipment.
 - 
Usually not covered: A 1998 valve snaps during removal (that particular part); grout choice later discolors; hidden mold causes delays/costs.
 
I’ll work carefully and communicate quickly so we can choose the best path forward before proceeding.
Insurance Summary
I carry Commercial General Liability with standard limits. Certificates are available on request. Certain exclusions and endorsements apply (e.g., pollution, fungi/bacteria, professional services, and similar industry-standard limitations).
Scheduling, Cancellation & Rescheduling
Please give 24 hours’ notice to reschedule. Missed appointments without notice may incur the Service Visit minimum.
Disputes & Governing Law
These terms are governed by Mississippi law. Venue for any dispute is the county where the work was performed, unless we both agree otherwise. We’ll try to resolve issues in good faith first.
Force Majeure
I’m not liable for delays or failure to perform due to events outside my control (severe weather, supply disruptions, utility outages, illness, etc.).
